What are Bridge Loans?
Bridge financing is all types of flexible short-term financing strategies that may have a challenging and/or complex component to the transaction. Bridge lenders may be willing to underwrite to lower debt-service-coverage ratios (DSCRs) and lend on a higher Loan to Cost(LTC) if the borrowers’ business plan demonstrates an increase in the property’s revenue.
Bridge loans typically range from one (1) year to five (5) years. Once the property is stabilized, Mansfield can then help secure a permanent loan with fixed rate financing.
