Our History

A third-generation real-estate entrepreneur, Philip Cohen founded Mansfield Equities in Los Angeles in 2006. His vision was to create an agile firm that could serve as an in-house finance team for the many developers he worked with.

Initially focused on new construction and acquisition projects, Cohen realized there was a tremendous demand to refinance property and place preferred and joint venture equity as clients needed trusted advice about their entire capital stack.

After the collapse of the financial and commercial backed securities markets (CMBS) in 2008-2009, longstanding client relationships went by the wayside throughout the industry as competitors continued to undercut each other.

In response, Mansfield founded the Real Estate Capital Alliance (RECA), a network of boutique advisory firms in Southern, California.  RECA’s mission is to leverage the relationships, experience and daily interactions in the capital markets of a larger group of advisors. This not only ensures that the clients of each company are securing access to the best possible capital in the market, but builds stronger relationships with the capital providers, increasing the certainty of execution.

The idea quickly caught on.

Since its founding, RECA has grown to more than 65 originators in 15 major markets around the country, and has arranged over $25 billion in debt and $2 billion in equity. With a national database of lenders and equity providers, money comes in from Chicago, Miami, Phoenix, Philadelphia, Baltimore, Dallas, and more. Mansfield and other RECA members can react very quickly to clients’ needs and provide them with access debt/equity solutions in all markets.

In 2016, Mansfield joined yet a similar national network called Commercial Finance Broker Network (CFBN), which today has over 30 member firms in 25 major markets across the U.S. CFBN members’ expertise runs across the spectrum of commercial real estate finance including arranging senior secured debt, mezzanine debt, preferred equity, and joint venture equity. 

Thanks to these national networks, Mansfield is able to keep their data base relevant and up to date on lender programs. Ultimately our client benefit from our relationships resulting in successful execution of their capital needs.

Private Money

Mansfield Equities has created an opportunistic real estate fund that deploys small bridge debt on select deals. Below is a sample of recent fundings that Mansfield has lent on or invested with the sponsors. Each of these deals has had a unique aspect of execution risk or timing—that allowed for the Fund to invest or lend directly. This capital is generally inefficient capital- where most lenders or funds can’t react to these situations like a true entrepreneurial pocket of capital.

From its humble beginning, Mansfield has expanded its Los Angeles headquarters while opening up new offices in Miami 2021 and San Francisco 2019.

In the decade and a half since Mansfield’s founding, the commercial real estate industry has seen profound changes. While the firm has grown tremendously over that time, one thing remains constant--our culture. We remain intensely client-focused with creative solutions to find the quickest and most efficient capital stack for any deal.

Unlike larger firms in which there are multiple handoffs and points of contact throughout a deal, Mansfield’s originators remain intimately involved in the loan process from the initial meeting with clients until final closing. We have never lost sight of the fact that brokering capital is a high-touch people business—it’s not an algorithm. We remain on call 24/6 (we take Saturday off) whenever our clients need us.
